Rental FAQs

When it comes to tenancies, there are many areas that cause very similar questions. We’ve made a guide to common questions here, to save you a phone call.

Viewings

Viewing times are set by the relevant property manager. When a property manager has set their viewing time, it is done after liaising with the exiting tenant, and ordinarily will be the first available today after the current tenant has left. The time is set among the many other appointments property managers have throughout the day and aren’t able to be changed.

Reporting Maintenance

All maintenance needs to be reported to us in writing.  If it’s urgent please call your property managers but also confirm in writing as soon as possible.  For non-urgent maintenance please send your property manager an email.

Before Contacting Us For Maintenance Issues

There are many situations during a tenancy that can be sorted without the need to contact a tradesperson, so before contacting us please read the following list of common solutions for a possible quick and easy fix.

Please DO NOT attempt to clean new carpet stains without professional advice from a carpet cleaning professional.

Urgent Repairs

  • No power (after you have contacted your power company)
  • No water
  • Sewage – blocked drains or seeping sewage
  • Blocked toilet (if there is no other toilet in the house)
  • Serious water leak
  • Serious gas leak
  • Unsecured premises (after a break-in always call the police first)
  • Alarm constantly ringing

Common Solutions to Maintenance Issues

No Hot Water

1. Check the hot water cylinder is switched on at the wall
2. If you have gas, check the bottles are full, connect properly, and that the connection is turned to the ‘on’ position
3. Check online to see if there is a current power outrage in your area

Oven Not Working

  1. Check it’s turned on at the wall
  2. Check that the timer is not activated

Blocked Drains

  1. If your shower or sink is not draining correctly, or is taking longer to drain – it may need cleaned
  2. Try using either bleach or draino to free up the pipes – pour a little down the drain and follow it with hot water
  3. If your family have long hair, you will need to make sure you regularly clean out removable drain catchments
  4. If your toilet or sink is blocked you can use a plunger first to try and free the blockage

Smoke Alarms

Working smoke alarms are one of the most important items in your rental property, and your property manager will test them prior to the commencement of your tenancy agreements, and at every property inspection. If your smoke alarm is beeping, the battery needs replaced immediately. For the removable battery smoke alarms, please replace it immediately, or if the smoke alarm battery is not removable, contact your property manager immediately.

Pest Control

  1. Check to see if there is any food waste etc that may be attracting your little ‘friends’
  2. Try a store brought product to control
  3. Failing the above, contact your property manager to discuss if an exterminator is necessary

Access For Maintenance

Our trusted tradespeople will contact you to arrange access to the property.  We have keys available if you are happy to allow them access without you being present, but please note there may be a call out charge (which you will be liable for) if you fail to  meet a pre-arranged appointment time.

Please remember that you may be responsible for the cost of the tradesperson if they find the fault or issue to be the tenants responsibility.  In this case the invoice for this call out will be forwarded to you.
