Bluff’s maritime history is still visible around the harbour and at the Bluff Maritime Museum. Stirling Point marks the start of coastal walks, while Motupōhue / Bluff Hill offers walking and mountain biking trails through the landscape above the town. The ferry connection to Stewart Island / Rakiura adds another reason to head down to the waterfront.

For people who enjoy the coast, these are attractions to make part of life throughout the year. Bluff also has its own community facilities, including the library and council service centre on Gore Street. Invercargill is close enough to include in your property search if work, shopping or regular appointments take you into the city.

Choosing a home in Bluff

A sea view can be a wonderful feature, but give the house and section just as much attention. Notice how much sun reaches the living rooms, whether the outdoor spaces are sheltered and how the driveway and garaging work. A sloping site with an outlook and a more sheltered home can offer quite different advantages.

The coast also influences maintenance. Ask about the roof, exterior materials and the work already completed, then have a building inspector assess the home’s condition. If you are looking for a holiday base, consider storage for fishing or outdoor equipment and who will look after the property between visits.

Bluff is within Invercargill City Council’s district. Read the title, LIM and building records, and use council maps to investigate the site. For plans to extend, build or change a property’s use, check the District Plan and speak with council before committing.
