What does an appraisal tell me?

An appraisal is an agent’s estimate of a likely selling range, informed by the property and comparable local sales. It is different from a registered valuation or a council rating value, and it does not guarantee a sale price. Settled.govt.nz explains these differences.

Prepare for the conversation

• Tell us about the home’s bedrooms, bathrooms, parking and outdoor spaces.
• Note recent improvements and any work that still needs attention.
• Have any plans, consent information and relevant property documents available for discussion.
• Explain whether the property is occupied and your preferred time for a visit.
• List your questions about timing, presentation, marketing and costs.

Ask how the estimate was reached

Ask which recent sales are most relevant and how they compare with your property’s condition, location and features. A suburb average or an asking price alone will not explain the differences between individual homes. You can also browse our recently sold properties and meet the team.
