Before appointing a manager, ask about fees, services, communication, owner reporting, inspection arrangements, maintenance approvals and notice periods. Make sure the agreement explains how urgent work is handled and which decisions remain yours. To make an appraisal conversation useful, gather the property address, bedroom and bathroom count, parking, heating, outdoor space and any recent improvements. Note the current tenancy status, known maintenance, insurance requirements and any work you are considering. Photographs or a short property walkthrough can help the discussion, but the final view will depend on the home’s condition, comparable rental evidence and current tenant demand. An indicative appraisal is a starting point, not a guaranteed rent or a promise of occupancy.
Before a management agreement starts, clarify how enquiries will be answered, how rent and owner statements are handled, how inspections are arranged, and what approvals are required for maintenance. Ask how urgent repairs are triaged, who will contact you, how contractor costs are authorised and what records you will receive. Agree communication preferences and escalation steps in writing.
