Rental Appraisal

Request an indicative rental appraisal for a property in Invercargill or wider Southland. A property-specific conversation can help you understand the evidence behind a rent estimate, what information is missing and which questions to resolve before you advertise. An appraisal is not a guaranteed weekly rent or investment return.

What the appraisal can help you understand

The property management team can discuss the home’s type, location, layout, condition and features alongside available rental comparisons and current market context. Ask which properties informed the estimate, how their differences matter, what timing assumptions were used and what could affect the result. Rental availability and applicant interest change; a quote is an estimate at a point in time, not a promise that a tenant will be found at that figure.

Information to have ready

  • Property address, property type and whether it is vacant or tenanted.
  • Room layout and intended use, parking, access, storage, outdoor space and included chattels.
  • Heating, ventilation, services, recent work, maintenance history and any known issues.
  • Your preferred advertising date, current management arrangement and questions about service.
  • Plans, warranties, consent records and invoices you already hold.

You do not need to resolve every issue before asking for an appraisal. Separate what you know from what needs council records, a qualified trade, legal advice or another specialist. Accurate information helps avoid relying on unverified assumptions.

Prepare the home thoughtfully

Review condition, safe access, heating, ventilation, maintenance and how the rooms will be described. Decide which work is essential, which is optional and what needs a qualified trade. A home’s age, appearance or renovation history does not confirm compliance. Keep the records that support work and obtain a suitable assessment where required.

Consider ownership costs as well as rent

Use the appraisal as one input to your budget. Allow for maintenance, insurance, rates, management fees, vacancy and larger work that may arise. Ask about management separately

If you are considering a property manager, request the service scope and all fees in writing. Clarify communication, rent statements, maintenance approvals, inspections, responsibilities and how the agreement can end.
