Ask for the proposed service scope and all fees in writing. Clarify who your day-to-day contact will be, how viewings and applications are handled, how you receive updates and statements, what records are kept and how the agreement begins and ends. Confirm how routine and urgent maintenance is reported, how quotes and approvals work, and what spending authority you are granting. Do not assume a service, inspection schedule or repair limit is included unless your written agreement says so.
Start with a property-specific review of condition, heating, ventilation, access, parking, chattels, outdoor areas, safety and maintenance. Gather plans, warranties, invoices and information about known issues. Describe the home accurately in advertising and use photographs that fairly represent it.
