First Home Planning

For your first Invercargill home, a useful budget connects the price with the property you will actually own. Two homes at a similar asking price can leave you with different repairs, heating arrangements, rates and everyday costs. Start with your lending position, then build a comparison for each address you seriously consider.

Keep three sets of costs separate

Before purchase: ask for estimates for your legal work, inspections, council information and any valuation your lender requires. Confirm when these costs become payable, including what you may spend investigating a home you do not eventually buy.

At purchase and moving: agree the deposit and settlement funding with your lender and lawyer. Include moving, initial utility arrangements and essential items you will need immediately. If you plan to use KiwiSaver, confirm eligibility, documents, processing and the availability of funds directly with your provider and lawyer before relying on a date.

After moving: allow for rates, insurance, utilities, servicing and maintenance alongside repayments. Keep urgent repairs separate from improvements you can choose to defer. Discuss a realistic contingency with your advisers rather than using every available dollar to reach the purchase price.

Use Invercargill’s address-specific resources

For a property within Invercargill City, the Council’s property rates information is a useful starting point. Check the period and charges shown, and confirm the current position for the exact address. If the search displays an earlier rating year, obtain the current assessment rather than carrying an old figure into your budget. An advertised price or rating value does not tell you the full cost of ownership.

The Invercargill City Council LIM service explains the recorded information a report summarises. Council notes that a LIM is generally more detailed than a property file alone and recommends obtaining it directly. Ask your lawyer which records you need and whether information supplied for the campaign is current and appropriate to rely on.

If your search extends beyond the city into Southland District, establish the responsible council for that property. Do not assume an Invercargill postal description identifies the right records service. Our main buying checklist links both council information services and explains wider title, lifestyle and building checks.

Ask how the home will work through a Southland winter

At the viewing, note the heating provided, the layout it serves, visible ventilation and any signs of moisture or deterioration. Ask for available insulation, servicing and repair information, then take unresolved questions to a qualified inspector. A clean, freshly presented room does not establish the cause or absence of a building problem.

Invercargill City Council’s warm, dry and safe home resource brings together information on moisture, ventilation, windows, heating, draughts and insulation. Use it to prepare questions about the home you are considering. A general guide cannot assess that building or price the work it needs.

Compare homes using the same brief

Write down your essential rooms, storage, parking, outdoor upkeep and normal journeys. For each shortlisted property, record the work needed now, the work you would like later, the records still outstanding and the costs you have actually checked. Distinguish a quote or confirmed charge from an estimate or an unanswered question.

If a home needs substantial work, test whether you can fund and manage it after settlement. Compare that complete position with a home needing less immediate attention. Price, presentation and floor area each tell only part of the story.

Keep finance approval connected to the property

Ask your lender what remains to be satisfied for the particular home and sale method. Have your lawyer review the agreement, proposed conditions and dates before signing or bidding. Pre-approval helps organise the search, but it does not remove the need to confirm the property and funding arrangements.
